What Goes Wrong on Older Decks (and How We Fix It)

Before any topcoat goes down, the slab has to be sound. Cracks wider than a credit card need to be cleaned, routed, and filled with a flexible polyurethane sealant, not a stiff epoxy that will re-crack along the same line. Spalling (where the concrete surface flakes off in chunks) needs to be cut out and patched with a polymer-modified mortar. Settled corners need to be lifted or, more often, the new overlay is feathered to disguise the drop.
