Concrete Overlay (Microtopping or Textured)

A polymer-modified cementitious overlay troweled or stamped over the existing slab. We can do a smooth modern broom finish, a slate texture, a flagstone stamp, or a wood-plank pattern. The overlay is 1/8" to 1/4" thick so it doesn't change the deck elevation enough to need stair adjustments. Total job: 4 to 6 days. Cost: $3,500 to $12,000 depending on texture complexity. Lifespan: 10 to 15 years.

Overlay is the right call if you want a different look from the original cool deck, the slab is structurally sound, and you want better lifespan than acrylic without the price tag of travertine.

Travertine Paver Overlay

Natural travertine pavers (1.25" to 2" thick) bedded over the existing deck on a sand-cement setting bed. This raises the deck by about 2 to 2.5 inches, which usually means a transition strip at the door threshold but rarely a code issue. Total job: 5 to 7 days. Cost: $6,000 to $17,000. Lifespan: 25+ years with seal every 3 to 4 years.

Travertine is the right call if you're staying long-term, planning to sell in the next 2 years (it's a strong listing photo), or your HOA architectural review committee won't approve a spray finish anymore. Country Club and Lake Club in particular have shifted to travertine-preferred guidance.

What Goes Wrong on Older Decks (and How We Fix It)

Before any topcoat goes down, the slab has to be sound. Cracks wider than a credit card need to be cleaned, routed, and filled with a flexible polyurethane sealant, not a stiff epoxy that will re-crack along the same line. Spalling (where the concrete surface flakes off in chunks) needs to be cut out and patched with a polymer-modified mortar. Settled corners need to be lifted or, more often, the new overlay is feathered to disguise the drop.
